    3. Choice Home Warranty (21.8% of ratings were F) With the ratings, I am leaning towards One Guard. Since I will have a $1000 allowance, I'd like to give the best home warranty company a try. I will probably cancel after the first year. Thanks.

A home warranty came with the house I bought. Then an AC unit failed. On the weekend. The warranty company doesn't answer the phones on the weekend. Had it fixed, and didn't renew the warranty. Reading the policy- most things that are covered are not expensive repairs. I would get a warranty only if you absolutely cannot afford any unexpected ...

My experience with RTG is that that warranty will last longer than their furniture does. I've bought two sofas from them, one upholstered that began to sag irreparably after about 6 months. I bought a "leather" sectional for the rec room that began to peel after about two years of use. The vinyl peeled off the fabric backing. It was a nightmare.

That doesn't make sense. I thought every builder did the 10 year structural warranty. Stupid that they are tying it to the loan. They probably don't want to pay the money to purchase the warranty from Home of Texas..etc. If this is true, what a disgrace. They are going to get eaten alive in Telfair if they try to pull that crap.

Now what differs in those tiers is the customer service you get back from the builder after the fact such as warranty items or upgrades quality...but even the 400k builders give 10 years of warranty on foundation. Just thought to clarify this misconception.
